From the start, he was incredibly kind, professional, and well-prepared to show us different apartment options and storage areas. I lived on the property for two years and when I leave they want to charge me $5,800 to replace operating equipment that you have to maintain. Their bad intentions are evident, they want to pay for the apartment with our money. How are you going to have residents for two months living with pots on the walls that you made yourselves. Of course they won't be able to rent the apartment with those pots that a company made to fix the humidity on the floor below.

I've lived here a little over a year. This was my first major move from up North and it was a smooth/streamlined transition, which I was grateful for. The office staff and maintenance are both responsive/attentive. The grounds are well maintained and they worked hard to get everything back to normal post Hurricane Milton. However, the inside of the buildings need some TLC and the entry gate has only worked for about 2 weeks since I moved in September 2023. It's still worthy of 5 stars as I can only hope they do better with power washing the hallways/steps, cleaning the huge cobwebs, and getting the gate fixed. We as tenants can do better as well. Thank you, Adley staff!!

You have a lot of apartment choices in the area, this shouldn't be one of them. You can do better.

They claim to be gated, but the gate was operational for one of the 7 months that I lived there.
The common spaces are dirty.
They enter your apartment monthly with fake maintenance checks.
The office is often unstaffed during staffed hours.
The clubhouse is booked most weekends so you can't access it.
They claim to be smoke-free but aren't.
Friends of employees bring glass bottles of alcohol to the pool.
The noise between apartments is excessive.

Edited to add that the water smells like rotten eggs, they told me it would pass but it never did.

Service manager (Eric) is the best. He always responded to our requests promptly and successfully addressing every single request. Our stay at the complex has been very pleasing. Evan’s take great care of the community as well.

We have lived at The Adley for a year now. Maintenance is the absolute best. Any thing we have had happen they fix within 24 hours. Most of the time if I put in a request they are at my apartment within 15-20 minutes within seeing the request! We had a part that needed to be replaced on the dishwasher, an outlet on the porch, our AC was glitching and it was all fixed promptly. Ricardo helped each time. He’s very courteous and helpful and even showed me what to do if the AC malfunctions again in case it’s over the weekend. The first time the AC malfunctioned we put in a request at 9:30PM on a Saturday and maintenance called within 5 minutes of us putting in the request to help over the phone.
The Adley keeps their grounds and amenities so clean and take pride in the apartment’s appearance.
The front office staff is kind and helpful. Kelly chats with me and answers any of my daughter’s pressing questions about when they are getting new snacks.
Alyssa the office manager was responsive and helpful when we had an issue with our place when we first moved in.
They also held a catered Thanksgiving feast for the residents that was really nice.
I do just want to note that this is apartment living and we hear our upstairs neighbors (because they have a child who runs around and cries). So if that’s something that would bother you, I have heard the 4th floor is great! Good thing is rest of the apartment has solid, hurricane proof windows so aside from the neighbors above us, it’s quiet and peaceful.

I recently moved into The Adley in Lakewood Ranch and have mixed feelings about my experience so far.

The amenities here seem nice, the maintenance team is responsive, however my experience with the leasing process left me rather disappointed.

The apartment advertised two months of free rent as part of their move-in promotion, and I was told my first and second lease payments would only be a small service fee. Unfortunately, when I received my first bill (only ~14 days after the $2k deposit), it was for over $2,000. Concerned about the penalty warning on the website, I paid it, only to find out later from the leasing office that I shouldn’t have. They were unable to reverse/adjust the payment nor offered any explanation for what happened. They mentioned that the promotion will be applied for the next two months.

This unexpected charge has left me short on funds I allocated for moving expenses, and it’s been stressful trying to make up for it. While the staff have been polite, the lack of clarity and miscommunication around billing is frustrating.

I hope this is an isolated incident, but it’s definitely something new residents should be aware of. A bit more transparency and coordination between the leasing team and their billing system would go a long way.

Also when I moved into my unit, I found several issues. The AC was not functional (but was promptly fixed the following morning by maintenance), the oven does not fully close and has a handful of scratch marks, multiple outlets are loose and one of the cover plates isn’t seated appropriately, so there is a visible hole near the entry way. The patio light does not work and there are minor imperfections on most of the baseboards.

So far my family and I have had a good experience here. The office staff is always helpful, and the maintenance team responds promptly to our work orders. Ricardo from the maintenance team is very professional and takes care of our requests quickly.

I highly recommend this community for its great service and affordability.
