I’m sharing my experiences with our Elme community. On the maintenance it’s really good, once the ticket is done the guys like Joel does the tasks as soon as possible. Same is through with Roberto. In the office matters they’re good too, from Sammie to the manager. It’s quiet quick response. All I should say are amazing. God bless Elme Leesburg.

Run, don’t walk, away. This was the worst leasing experience of my life. They prioritize profits over tenant satisfaction, offering a smile but not much service or accommodation. I regret ignoring the negative reviews and trusting the higher ratings.

The shared areas are dirty, with dumpsters constantly overflowing and emitting a foul odor. Unsupervised children run wild, causing property damage and daily chaos.

When I moved in, the previous tenant’s cat odor was overwhelming. Upon inspecting, I found brand-new carpet laid over old padding that was stained with cat urine, litter, and had actual dried feces. Despite several attempts using deodorizer and repainting, the smell persisted. Management dismissed my concerns, claiming they could no longer smell it and closed the matter. I had to tape plastic over the closet to contain the odor. They refused to let me switch apartments and only offered to break the lease with full penalties.

Additionally, they have an automatic renewal clause requiring 60 days' written notice, or they'll renew your lease day by day and charge a costly month-to-month fee.

In the end, I paid for an extra half month and am still bracing for more surprise fees as I close out this nightmare lease. The one positive was the maintenance crew, who were genuinely great.

JOEL was very professional and kind. He fixed the problem my grandma called for and he even went out of his way to help her bring A LOT groceries up to the third floor. HE IS ONE OF A KIND! Any team would love to have him. Great Leader! 👍🏼

Save yourself the headache and look elsewhere. Countless issues with this place. You’ll pay way more than it worth, bugs are an issue, poor property management, no real amenity’s and the rent goes up over $300 a year! Couldn’t wait to get out of this place and getting your deposit back is like pulling teeth. Keep looking, there are much better apartments around the same price point.

We lived here for 1 year a couple of years ago. We moved in on a Saturday. Saturday night bedbugs came out from everywhere. They tried to blame us and say they came with us. Another incident, our neighbor below us broke into someone else’s apartment (he had issues with drinking) cut his hand and left a giant pool of dried blood in the walkway (the apartment complex did nothing). My car was also hit in the parking lot by someone doing laps in the lot. Lastly, they took our entire deposit (which has never happened to us) and then blamed it on having to rip up the entire carpet because of a mark that was about 1in by 1in. They also charged us an additional amount so we had to pay more on top of them taking the full deposit. Oh, the front lady always called me by the wrong name. Overall I’d never recommend this place ever.

Overall the location is amazing! The management team is very friendly and I think they do their best to make you happy. They cant change everything or as fast as you want it, but they do try. Can use a deep cleaning in common areas like the stairways and a fresh coat of paint on the patios and updated matching appliances. Trash area can be ridiculous some days but trash pick up is often. Overall, nice and safe place to live.
