We chose this place due to the location and laundry facilities and for these things it was great. The coin operated laundry was under the hotel and easy to use. Staff were friendly and welcoming. ||The hotel was in a great location on the beach and a quick 5 min walk to restaurants and the pier. There is the famous Cinnamon Scroll store down the road too. ||Unfortunately that is where the positives end. The rooms were clean, but very dated and old and smelt very strongly of bleach. Soo strongly that we needed to keep a door open at all times. The walls were paper thin and so you could hear everything from surrounding rooms. Unfortunately the room next door had a guest playing video games loudly all night and the room above arrived home late (10:30pm) and proceeded to stomp around for an hour which kept us awake. They also had dogs which cried and you could hear them walking around also. Yes this is a pet hotel, so there were a lot of guests with dogs. ||Glad we only had a one night stopover here or we would have probably changed hotels.

We grabbed a room at the last minute, and we were very pleased with our accommodations. Good location, the room was clean, the staff was very friendly! The continental breakfast options were good! It was really close to the beach! We took the stairs down to the sand and walked around. We would stay here again.

Great place for a family stay on thr Central Coast. Right on the beach, just a short walk from the pier. Breakfast included and readily available is really nice for the kids. I was amazed at how warm and nice the pool was the week between Christmas and New Years! I imagined it would not be the season for the pool but it was so warm and pictures dont do the size of the pool justice. Very pet friendly too! Right off the freeway too but you dont have to worry about freeway noise. Will definitely recommend and would book again

The room was simple and nice. But, I'd recommend 2nd or 3rd floor. I was on 1st and people knocked on the door sometimes as they passed by. Also, I had no view. There are at least 2 buildings. One faced in The direction of the Ocean but I don't know if they had a view. The building I was in faced the pool instead. If I was going to be in that building again, I'd request a second or third floor room at the end of the building so I would be near the ocean. Easy walk down a set of stairs to Pismo beach. Oh, and had great breakfast, also within walking distance at Penny's. 😋

This was our second stay at this hotel. And again, we enjoyed the friendly staff and perfect location. Yes, the rooms are a little dated, however they are very clean, and comfortable. Mornings are coffee, juice, muffins and plain bagels w/ cream cheese and a toaster (all are pre-packaged). Included in the room is a microwave and mini-fridge. We bring some breakfast makings with us, and enjoy the small balcony (floors 2-3). The front lobby has cookies and coffee in afternoon and evening. It is dog friendly (no extra charge), with a field behind the hotel that your dog can roam to do his business. There is a laundrymat in the parkinglot. Steps from the beach and downtown. We have always felt safe walking to the downtown in the evening. 10-15 minute drive to other locals. This is our go to for our annual get-away. Looking forward to next year.

Our stay in Pismo was fantastic! The room offered a gorgeous view of the pier and ocean from the balcony, making every moment feel like a retreat. (We’ve stayed in non view rooms here and they were just as nice). The pillows were incredibly soft, and the room was exceptionally clean for being so close to the beach. We also loved the pool and hot tub, which were the perfect way to unwind and was facing the ocean. The location was ideal—just a short walk to downtown, and the area felt very safe. All this at such a great price made it an amazing value. We’ll definitely be back!

Great deal on a room right next to the beach. Friendly staff and very helpful when needed. I’ve stayed here for many many years when I was younger. This was my first trip back to the edgewater inn in 12 years with my own family and it didn’t disappoint. Affordable, comfy beds and everything you need in a room for a beach stay.

We stayed in the standard suite and it was really nice. It had all the amenities we needed. The bedroom was spacious. The location of this hotel is great. My only complaint was our view out the window was awful but thats not something that important to me. Thats why i left it off of the rating. Would definitely stay there again. Very friendly staff, and they have a small breakfast bar in the morning. Insanely short walk to the beach and not far from the pier
