My wife and I recently purchased a manufactured home in the Paso Robles area. Our home inspection noted some evidence of occasional water in the crawlspace and damaged piers. Knowing very little about modular home foundations, and structural issues we called Arbor Leveling of Arroyo Grande.

The owner, Corkie, immediately came out and performed a very thorough inspection and assessment of the crawlspace, the piers and the foundation supporting our home. He provided a comprehensive estimate with the recommended repairs, as well as the steps that we needed to take prior starting work.

Corkie was also very generous with educating us about manufactured home foundations & piers. He impressed upon us that we should schedule significant remodeling activities after the house was leveled. His work - and the soon to be retrofitted piers - are the foundation upon which all subsequent work will be built. For example if the the house moved with releveling then interior features like cabinets would move which would then affect our new countertops.

Corkie’s inspection coincided with the recent record rains the Central Coast experienced. The previous water intrusion our inspector saw evidence of was now quite evident. Our crawlspace had 4 to 6 inches of standing water! After his inspection Corkie had advised us to dig a hole and install a sump pump and fortunately we were prepared for action. However, to further prepare for his return visit he advised aggressive drying with some trenching, some fans and continued pumping until the ground was merely damp.

Corkie was eager to get started but also quite firm he could not proceed until the ground in the crawlspace could support the new pier plates. It would make no sense to install 50% replacement piers and new pier plates and then watch them settle into the mud prematurely under the weigh of the house.

When the crawlspace was ready his team came out and got to work on a rather cold January day. They worked methodically and carefully to replaced nearly half of the piers under the house. Many were completed rotted 4 inches off the bottom and must have been dangling in the air. Attached is a photo of a typical pier that Arbor Leveling removed.

One thing that impressed me was there good attitude and very clean work. They were crawling around in a damp, wet crawlspace for the better part of a day and a half. Yet when they cleaned up and left the patio and the surrounding work area was cleaner then they found it.

I have been in construction and construction management for the better part of the last 30 years and would quickly and happily recommend Arbor Leveling. The work was done on time, on budget and our remodel stayed on track because of his support and education has to their role in our process

Arbor MHS is a family run business-Corkey, Nathan, and Ben. They’re the only ones I would recommend in the area to level and replace supports. I’ve been given the run around by other contractors for 9 months. Corkey the owner of Arbor MHS came out, 4 days after I called him, he gave me an estimate ( which was lower than anyone I talked to) and did the job 2 weeks later. They did a great job, professional, plus they’re friendly, easy to talk to, and caring. I’d give them 100 ⭐️ if there were that many on here. Linda

We would like to thank Corkie, Nathan and Ben for the superb job they did. They put new pads and jacks under our Mobile Home, leveled the mobile and re-enforced the addition floor and leveled it. We wholeheartedly recommend Arbor MHS, LLC and their work.

Corkie and Nathan did a great job for us even during a heavy rain period. They came back a couple of weeks later to fix a Sqeeky sound in one spot.

"Above & beyond" doesn't begin to describe the time & effort Corkie graciously put in to our permanent foundation project. He turned what could have been a nightmare into a fairly smooth experience. Outstanding company to work with!
