This place is a trap, lowest quality homes and craftsmanship doesn’t exist. I’m a retired home builder and I give these homes 1/10 for quality, homes like live oak brand won’t last long and won’t keep value like campers. We’re have plumbing, electric issues, floor boards are loose and some are not nailed for floor joists. The home is less than two years old and we already have a spot on the floor sinking in in the living room area. I can go on and on. Live oak is junk and the home setup is horrible.

They take your money and run! Go anywhere else! We have been in this pile of garbage four a year and a half. The punch list has still never been completed! There is no communication between the factory, they want to be daily labors who they send to try and convince you there is nothing wrong with there below standards work or the no construction knowledge manner who runs the showroom in Live Oak, Josh. They schedule to come do a repair then work a couple hours, might not come back for weeks though. One of my favorite parts is no matter what we added or removed from the trailer to be built the price stayed the same. Even when you provide your own appliance. The upgrades such as talk wood cabinet doors is false! 36” front door? I don’t think so try an opening of 33”! Don’t want a garden tub or any on the ship lap on the interior? It will take nothing off the ending price. The people who come out to address your punch list will try and convince you things like, (none of the doors close, they ask sitting back open), workers responded, “oh they are new the hinges need to be broken in.” I’m sorry but I use to have my own construction company in central Florida for year s. Door hinges don’t need to be broken on. How about trying to tell then there is a serious issue with the floor. We where told by 3 different crews there was no issue. Finally I was home, and pissed off. I took an 8’ 2x4 and placed it on the floor. Can you say teeter totter? “Ohhhh? There a big jump on the floor. No crap! Well I could go on but as I said go somewhere else that might give a damn about you as a customer and not just a sale! I have attached some of the photos of the bathroom and floor that got some repairs done. Notice the gaps on the Hardy board on the shower walls. That was after their repair!

DON’T BE FOOLED!!! These glorified trailers are made fast and with low quality material to keep building costs down and profits high. Wings zone 2 ( cardboard front and back walls). If you are looking for a good price, divide final pricing given to you the costumers by 140 to 150% and you will know your real cost. You are paying for a mobile home the price of a real home. Just like a car, these units decreased in value by the second. No matter how many upgrades you will not stop price from dropping. FAST MEANS CHEAP when it comes to construction. Foundations need time to settle. Contact a realtor and invest smart.

I can not say enough for Josh and Jacob!!! We faced many obstacles in getting our home even having to switch homes (we ended up with our first choice lol) due to county changes, but we overcame them and we are grateful!!! We are enjoying our Brand New 2023 Yukon and will use Wayne Frier Live Oak in Live Oak Fl for future purchases and recommendations to family and friends!!!

Great selection of home models to view. The young man that showed us around was extremely courteous and professional. He was very informative and answered all of our questions with ease and provided even more details than we would have even thought to ask for. I've gone to plenty of these place over the last few years and this by far was my best experience.
Bonus- although he was encouraging, I never once felt pressured like I did at every other home center I've been to. If I decide to buy, it will definitely be from here.

This place will take your money and then leave it to you to fix everything wrong with the home. Do not let your bank or other method pay them until the home is 100 percent complete . If you allow the payment to go through first you will have to pay for the repairs yourself. Be warned ⚠️ and do not take occupancy until it's fixed

I bought a new “Live Oak Mobile Home “ from Wayne Frier, located in Live Oak, Florida this past year. I noticed just a couple of items with my home that were not like I thought they should be. I called and spoke with their manager Josh Anderson. To me, The most important things when doing business is for the company to be honest and have excellent communication. Wayne Frier Mobile Homes, Live Oak, Florida certainly has both of these. Josh Anderson was absolutely the finest young man I have ever done business with. I’m sure that me being so happy about my home made a difference in my attitude when speaking with Mr. Anderson on issues with my home. Mr. Anderson never missed returning my calls and he always did the things he told me he would do. I truly appreciate him and doing business with such a good company that cares enough about their customers to make sure they are happy with their home and will continue to enjoy their home throughout the years to come.
Thanks Mr Anderson! I truly appreciate all you have done for me and my family.
